The process to build a home in the Carolina Foothills terrain needs to be carefully composed and followed to ensure that you get what you want, when you want it, at the price you anticipated.

As Foothills specialists, we assist you in assessing suitable lots, constructing your home with optimal views, keeping your lot attractive, as well as providing home maintenance and repair. Fairview Builders is known for our excellent project management skills and for frequent dialogue with you whether you reside here or elsewhere. Our lot and homeowners from all over the world often are not full-time residents.

Plan on a 12-month design/build period, understanding that we will update you frequently with any significant timetable variations.

If you have not yet purchased your lot, we can help you evaluate one or more lots for suitability. Many different views and house orientations can be achieved once the lot dynamics are determined. Your sales professional can zero in on what type of lot and price range you need, and Fairview can help you visualize what can and cannot be achieved on each particular lot. Also, we can help you to understand the differing costs associated with building on various terrains.

Once you have your lot, we will work with you closely in order to understand your house concepts and goals. We can utilize your "catalog" plans and modify them to fit the lot, or we can take your vision and have our architects design custom plans for your home.

Computer-assisted "walkthroughs" show you what you will see when you walk from one room to the next. You can even walk through a wall and see the view of the next room that way. Most importantly, you can see just what your house will look like when finished, to be sure it is exactly what you envisioned.

At this point, we normally will have signed an agreement with you based upon a conceptual cost per square foot. We then complete the site design and other plans and paperwork needed to submit the application package to the community's architectural review board (ARB).

Once the ARB gives final approval for the plan, and prior to construction, your exact specifications and cost estimate will be finalized. With this agreement finished, construction can begin immediately.
